Finance: Cash Flow Analysis

Property Management

Instructor Michael E. Nelson GRI, MPM RMP, shares notes on what students can expect by taking this course:

Turn your investor clients into raving fans. Students will learn how to calculate the expected cash flow, loan payments, levered and unlevered internal rates of return for a rental home investment.

Participants will be able to use this information to educate their clients, improve the financial performance of the houses they manage, and increase brokerage business by helping investors buy and sell rental houses successfully.  When you can explain to your investors how and why it is in their financial best interests to follow your recommendations, you become their consultant—which is a much easier way to manage.

Some of the topics Finance: Cash Flow Analysis covers include:

  • Identify the different components of Cash Flow Analysis
  • Describe how to calculate the income derived from Cash Flow
  • Explain how to calculate the income derived from Loan Amortization
  • Summarize tax considerations to an investor
  • Explain how to calculate the income derived from Appreciation

In-House Maintenance: Running a Profitable Operation House Maintenance

Instructor Kit Garren, MPM RMP, shares notes on what students can expect by taking this course:

NARPM® exists to improve our business and the service that we offer our clients and customers — the two go hand-in-hand. NARPM® succeeds as an organization because of the success of each individual member who has grown and learned from other members sharing best practices.

In-House Maintenance is a classic “how to succeed” road map for owners who want to grow a profitable revenue stream.

Upon completing this course, each business owner will be able to determine any of the following:

• Is adding an in-house maintenance operation right for my business?
• How do I add an in-house maintenance operation effectively?
• What do I need to do to make my existing maintenance operation more profitable?”

NARPM Smart

Instructor Dave Holt, MPM RMP, shares the importance of becoming #NARPMSmart with specialized courses:

NARPM Education is one of the bedrocks of membership.  Management of single family homes is different from multi-family and therefore the education needs to be different.  Prior to NARPM®, trying to find quality education for single family management was virtually non-existent.  From the start of NARPM®, education was always one of the main focuses.

When I joined NARPM® in 1990, NARPM® was still learning to walk.  Education and certification was at the forefront of our planning.  We firmly believed that when a landlord client was looking to hire a property manager, nothing established the trust faster than an educated and certified property manager.  I believe that today, as education and certifications are the foundation of our professionalism.  I helped write the original CRMC® qualifications along with former member Fred Richter.  His company was the first to obtain the certification and my company was the second.  I continue to be involved teaching the designation courses as I truly believe in the value of these key components.  Education and certifications really do put you at the front of our profession and this in turn helps convert new owners.

As property managers continue to compete over growing doors, there has been more and more attention given to maximizing the revenue of the properties currently under management.  Having in-house maintenance is one of the ways to accomplish this.  I would argue that tenants evaluate their rental experience with their management company based largely on how maintenance is handled.

Having in-house maintenance helps to give the property manager more control over this vital process. At Broker/Owner in April, we will once again be offering the In-House Maintenance course, where you will learn how this can be implemented into your business.

Make 2018 the year you will invest in yourself, become more educated, obtain your individual certifications and company CRMC Designation.  Become #NARMPSmart.
