Your Role as a Maintenance Coordinator

We’re looking for an organized, proactive, and detail-oriented Maintenance Coordinator to lead and streamline our maintenance operations. You’ll be the key connection between tenants, property managers, vendors, and technicians—ensuring maintenance requests are handled efficiently and effectively.

Key Responsibilities:

🔹 Work Order Management:

  • Receive and process maintenance requests from tenants and property managers
  • Assign work orders to in-house technicians or external vendors based on skillset and availability
  • Track progress and ensure timely completion
  • Maintain accurate records in AppFolio (property management software)
  • Order necessary supplies

🔹 Vendor Coordination:

  • Build and maintain relationships with trusted vendors (plumbers, electricians, HVAC technicians, etc.)
  • Negotiate pricing and service agreements
  • Oversee vendor work to ensure quality and compliance
  • Source competitive bids and collect invoices

🔹 Estimations & Budgeting:

  • Prepare cost estimates for repairs and property turnovers
  • Collaborate with property managers to stay within budget

🔹 Communication & Collaboration:

  • Serve as the point of contact for tenants, vendors, and property managers
  • Provide daily updates on maintenance progress
  • Work proactively with the team to prevent maintenance issues before they arise
  • Participate in team meetings and strategy discussions

Requirements:

What Makes You a Great Fit?

Experience: 5+ years in property maintenance or a related field

Knowledgeable: Strong understanding of residential maintenance practices

Organized: Excellent time management skills, ability to prioritize in a fast-paced environment

Communicative: Clear, professional verbal and written communication skills

Tech-Savvy: Proficient in AppFolio, QuickBooks, and Microsoft Office

Compensation:
