Course Descriptions

In addition to the many educational opportunities at Local, State and National Conferences, NARPM® has developed a core of courses that are required to earn NARPM® designations. These courses are industry-specific and relate to the needs of residential property managers from every state. The course may be taken for educational purposes alone OR to work toward a NARPM® designation. Also, a number of these courses can count towards state requirements for continuing education

2 & 3-Hour Courses

ADA Fair Housing

The student will be introduced to a basic history of civil rights laws in our country, the protected classes, the Americans with Disabilities Act, penalties for violations of fair housing laws, and advertising as it pertains to these requirements and laws. The course also differentiates between violations and exemptions.

Client-Focused Communications

This course teaches the student how and why we communicate. Learning these basics will provide the student the basis for effective client communication. Knowing what the client wants and being able to find the perfect property based on good communication skills will result in more sales and satisfied clients.

Ethics Course

Are you ethical? You may be surprised at the pitfalls. This course will cover the basics of ethical behavior in your property management business. The NARPM® Code of Ethics will be reviewed as well as the entire grievance process. The case study method makes an interesting course. This three-hour course is required by NARPM® for all members every four years.

Paperless Office

Course materials will include Conversion of paper to digital documents, Ease of transferring documents, Office sharing of documents, Upload documents to clients / customers using the Internet, Portability of information and Cost saving / increase revenues.

6-Hour Courses

Habitability Standards & Maintenance

Course materials will cover specific information from the Uniform Housing Code concerning basic habitability standards that govern local codes, policies of insurance companies, and our own Standards of Professionalism. Participants will learn what to look at when taking properties into property management, and what questions to ask property owners about their buildings. Class participants will learn how to identify and differentiate the various kinds of molds, and what remediation steps need to be taken to protect residents and the property. Maintenance techniques regarding the handling of service requests, maintenance coordination, and implementing preventive and corrective maintenance will also be covered.

Marketing

This course provides an overview of the process necessary to market your management business. Marketing techniques such as making presentations to owners, prospecting new contacts, and closing will be discussed. Marketing principles specific to residential property management will also be presented.

NARPM® 101: Basics of Property Management

This new education program will help students with the basic issues of leasing and managing residential properties. (Call for availability)

Office Operations

The objectives of this class are to provide an understanding of office structure, learn how to write a property management policies and procedures manual, learn the importance of implementing effective office systems, as well as ways to set office goals and be prepared for change. This class will prepare an office to qualify for the highest designation NARPM® offers, the Certified Residential Management Company (CRMC®).

Tenancy

This course will focus on the knowledge, skills, and operational tools needed to effectively manage tenants in residential properties. The course will examine paperwork, policies, and procedures necessary to develop good tenant relations. It will basically cover the tenant cycle from screening, move-in and move-out, security deposits, record keeping, and much more.

12-Hour Courses

Operating a Maintenance Company

This two-day course provides an in-depth study of the business skills and procedures necessary to operate a residential maintenance company. You will learn about starting a company, as well as operating, evaluating, and controlling the business. Other topics to be discussed include accounting, record keeping, and inventory. Participants will also analyze the operations of a faltering business.

Owner/Client Relations

This two-day course will be interactive and is designed to achieve rental property owners’ goals by understanding their financial and personal requirements so that the property manager can provide them with the results needed to make their ownership profitable and enjoyable.

Personnel Procedures & Employee Relations

This two-day course examines many skills, including effectively planning for personnel needs and growth, hiring and selection skills, as well as effective compensation, benefit, and training programs. Employment status, policies & procedures manuals, and motivating employees are also topics. In total, this course will result in an increased ability to effectively manage personnel.

Risk Management

This two–day course will explore risk management theory and ways managers and owners can minimize costs. Also included will be insurance needs, basics of tort law, study of forms and contracts, and a review of environmental areas and physical property factors that affect risk.

Other Courses

Lead-based Paint Law

Attorney Lem Marshall dissects the new Environmental Protection Agency regulations on lead-based paint and how the law will impact property owners. This two-hour video course includes information on those the law covers, those who are exempt from the law, where liability lies, and the new certification, testing and clean-up requirements.
